A $1 million budget reaches very different housing types across the Bay Area. Recent public MLSListings records include San Jose condos, townhomes and some detached sales, plus condo examples in Sunnyvale and Palo Alto. A sold example proves that a transaction occurred; it is not a promise of current availability.

The search window was the site’s “last one month” filter, with displayed dates from August 31 through September 29. No assertion is made about property condition or special restrictions beyond the displayed facts.
What the examples actually show
The San Jose examples include three ownership/listing categories, so a hard $1 million ceiling does not automatically mean “condo only” across the entire city. In the collected Sunnyvale and Palo Alto samples, no detached closing was at or below $1 million. That is a dated sample observation, not proof that such a sale can never occur.
A $928,000 Palo Alto condo and a $960,000 San Jose house are not interchangeable: interior space, land, HOA obligations, maintenance, location and condition can be very different. Compare what you need to use, not merely the city name on the address.
August category medians provide context

| Sunnyvale | $2,555,000 | $1,175,000 |
| Palo Alto | $4,005,000 | $1,685,000 |
| Santa Clara | $1,825,000 | $1,000,000 |
| Mountain View | $2,550,000 | $985,000 |

A $1 million purchase budget
| Assumption | Amount |
|---|---|
| 20% down | $200,000 |
| Loan | $800,000 |
| P&I at assumed 6.5%, 30 years | $5,057/month |
| Property tax allowance at 1.2% | $1,000/month |
| Insurance assumption | $200/month |
| No-HOA modeled housing total | $6,257/month |
| With assumed $600 HOA | $6,857/month |
Add maintenance, utilities and any assessments. A hypothetical $20,000 closing/prepaid allowance plus $40,000 retained reserve brings the starting cash allocation to $260,000. Actual loan quotes, taxes, insurance and HOA documents should replace these planning assumptions.
How to turn the budget into a useful search
- Keep the price ceiling firm and decide whether stairs, shared walls or limited outdoor space are acceptable.
- Check the legal ownership type, parking arrangement and usable floor plan before counting a listing as a match.
- Compare HOA finances and covered expenses alongside detached-home maintenance needs.
- Read disclosures before treating a low price as value; deferred repairs can consume the apparent savings.
Frequently asked questions
Can I buy in Palo Alto for under $1 million?
The cited condo closing shows a recent example. It does not establish current inventory or suitability, and it does not support expecting a detached home at that budget.
