Palo Alto is most compelling when its location and daily destinations save you time you will actually use. Its biggest tradeoff is housing cost: August 2026 closed-sale medians were $4.005 million for detached homes and $1.685 million for condos/townhomes combined.

Palo Alto prices: August 2026 closed sales

Property category Median sale price Closed sales Median days on market
Single-family homes $4,005,000 32 11
Condos + townhomes combined $1,685,000 9 31

Source: Aculist / MLSListings city report, August 2026, retrieved September 29, 2026. These are closed-sale medians, not asking prices or a value estimate for a particular home. Attached housing is one combined category; the report does not supply separate condo and townhome medians here. Changes in the mix of homes sold can move the median.

Three different shopping experiences

Destination What it offers How to use it in your decision
Stanford Shopping Center Open-air retail with Nordstrom and Bloomingdale’s Useful if this kind of shopping is part of your routine
Town & Country Village Shops and restaurants; Trader Joe’s grocery anchor Test a combined grocery and meal trip
California Avenue An established restaurant and shopping corridor Compare the street experience with a retail center

Parks give different neighborhoods different routines

Bol Park offers creek-side paths and play space in Barron Park. Mitchell Park combines recreation with a library/community-center destination near Midtown. Eleanor Pardee Park supplies playgrounds and community-garden space near Crescent Park. Rinconada Park and Rinconada Library add another recreation and civic destination. Choose the place you would use weekly, then measure its route from the home.

The cost of choosing a house instead of attached housing

Using the city category medians, the detached price is $2.32 million higher. With 20% down, the additional down payment is $464,000. At an assumed 6.5% 30-year rate, the additional $1.856 million loan adds about $11,731 monthly principal and interest, plus roughly $2,320 monthly tax at a 1.2% annual planning rate. This ignores differences in HOA, insurance and maintenance. The comparison makes the tradeoff visible; it is not a quote.

Named schools and current rating references

School to investigate GreatSchools rating observed Sept. 29, 2026
Palo Alto High School 10/10
Henry M. Gunn High School 10/10

These are third-party summary ratings, not a ranking of neighborhoods or a complete measure of a child’s experience. Schools listed are local reference points, not a promised feeder chain for every home. Use the district’s enrollment and address tools for the exact property and school year; enrollment, transfers and capacity are not guaranteed. Ask about the specific program, support services and daily route your household needs.

When Palo Alto may fit—and when to compare elsewhere

  • A strong fit: a specific work, school or care routine benefits materially from the address, and the full housing cost leaves adequate reserves.
  • A reason to widen the search: the desired home requires relying on future bonuses, refinancing or appreciation to feel affordable.
  • A reason to compare attached housing: location matters more than a private lot, and the HOA’s finances and rules fit your needs.

A one-day reality check

Run a weekday trip to the exact work destination, make a grocery stop, walk the closest useful park and visit the commercial area you expect to use. Repeat the home visit at a different time. Record time, cost and inconvenience; a list of city attractions is not the same as a workable daily life.
