Comparing Sunnyvale's 94086, 94087 and 94089 ZIP codes? Start with the property type and your cash budget, then verify each address. September 2026 closed sales show a substantial difference between the single-family medians in 94086 and 94087. But 94089 had only three single-family sales and one condo/townhouse sale, too few to treat its monthly median as a dependable price target. A ZIP code is a search filter, not a school assignment, neighborhood boundary or prediction of what a particular home is worth.
This guide helps you build a practical shortlist across the three ZIPs. For the broader purchase process, see the Sunnyvale home-buying guide. The comparison below focuses on property categories, sample sizes and the cash needed to move between price points.
Published October 22, 2026. Market period: September 2026. The six Aculist ZIP reports were produced and retrieved October 14, 2026, using MLSListings data. These are dated closed-sale snapshots, not October sales or a live inventory count.
94086 vs 94087 vs 94089: compare the same property category
Keep single-family homes separate from the reports' combined Condo & Townhouse category. The combined figures cannot establish separate condo and townhome medians. Sales counts matter as much as the headline price.
| ZIP and category | Closed sales | Median sale price | Median days on market | Months of inventory |
|---|---|---|---|---|
| 94086 single-family | 14 | $2,545,000 | 8 | 1.3 |
| 94087 single-family | 30 | $2,962,500 | 7 | 0.7 |
| 94089 single-family | 3 | $1,268,888 | 7 | 0.9 |
| 94086 condo & townhouse | 12 | $999,000 | 16 | 2.4 |
| 94087 condo & townhouse | 4 | $1,300,000 | 16 | 2.3 |
| 94089 condo & townhouse | 1 | $1,370,000 | 8 | 1.8 |

What the 94086 and 94087 figures can tell you
The 94087 single-family median was $417,500 above 94086 in this month. That gives buyers a useful starting point for testing their financing and cash limits. It does not mean an otherwise identical home costs $417,500 more simply because it is in 94087. Size, condition, lot, age and the particular homes sold all affect the mix.
For attached homes, 94086 had the largest of these three monthly samples, with 12 sales. The four sales in 94087 still call for caution. Compare an actual condo with similar condos, or a townhome with similar townhomes, before applying either combined median to an offer.
Why 94089 needs a property-by-property approach
With one attached sale, the $1,370,000 median is the price of that single transaction. It is higher than the ZIP's single-family median that month, but that does not establish a general attached-home premium. Three detached sales also provide a fragile basis for describing a typical home. Expand the comparable-sale review when needed, keeping the dates and property differences visible. Do not combine an expanded study with this calendar-month table as though they were the same dataset.
Translate the $417,500 median gap into a cash decision
Here is a financing illustration using the two September single-family medians as hypothetical purchase prices. Assume 20% down, a 30-year fixed loan at 6.5%, a property-tax allowance of 1.2% of price annually and $200 a month for homeowners insurance. These are assumptions, not current rate quotes, parcel tax bills or insurance estimates. Lender qualification and actual jumbo-loan terms must be checked separately.
| Illustrative item | $2,545,000 purchase | $2,962,500 purchase |
|---|---|---|
| 20% down payment | $509,000 | $592,500 |
| Loan amount | $2,036,000 | $2,370,000 |
| Monthly principal and interest | About $12,869 | About $14,980 |
| Monthly tax allowance | $2,545 | About $2,963 |
| Monthly insurance assumption | $200 | $200 |
| Monthly subtotal | About $15,614 | About $18,143 |
The difference is $83,500 more down payment and approximately $2,529 more per month under those assumptions. The monthly subtotal excludes HOA dues, utilities, maintenance, special assessments and any mortgage insurance. Cash needed also includes closing costs, prepaid items and reserves. Supplemental property taxes may require a separate cash allowance.
Before expanding your search ceiling, ask whether the extra cash would reduce the repair or emergency reserve you intend to protect. Use the mortgage calculator to adjust the assumptions, then compare lender Loan Estimates. The CFPB explains how down payment, loan term and loan type affect borrowing costs. A lower purchase price is only useful if the home's condition and ongoing obligations still fit your budget.
Build a shortlist across ZIPs without relying on stereotypes
- Set the property requirements first. Record bedrooms, permitted living area, stairs, parking configuration, outdoor space and ownership type. A side-by-side two-car garage and tandem parking are different requirements, even when both listings advertise two spaces.
- Separate price from ownership cost. For each attached home, obtain the current HOA budget, reserve information, assessments and insurance responsibilities. A combined ZIP median cannot tell you whether a roof, exterior or insurance cost is included in dues.
- Test the actual commute. Use the home address, destination and your normal departure time. Include getting to a station, parking, transfers and the last part of the trip. ZIP-wide commute promises conceal differences between individual streets.
- Compare recent similar sales. Note closing date, condition, living area, lot, configuration and any known credits. Ask which differences justify an adjustment. Use the ZIP table to orient the search, not as an automatic offer-price formula.
Check schools, parcels and flood information by address
School attendance: identify the responsible district and verify the property's address directly. Sunnyvale School District's registration page links to an address-based School Finder. Its enrollment guidance also makes placement subject to available space after the initial registration period. A neighborhood-school label is not an unconditional placement guarantee.
For addresses served by Fremont Union High School District, use its official district boundary resources and confirm with the district. Those resources do not establish that every address in a particular ZIP is served by the same district. Verify elementary/middle and high-school assignments separately, along with any program-specific requirements. This article does not rank ZIPs or promise a school assignment.
Parcel and hazard review: the City's Maps and GIS page lists property mapping tools, including a parcel-level Flood Zone Viewer. Check the individual parcel and disclosures, and obtain an address-specific insurance quote. A ZIP code alone does not establish flood exposure, insurance availability or premium. Confirm permit history and the legal use of rooms through the relevant records rather than assuming listing descriptions settle those questions.
A simple comparison worksheet for your next three homes
For each address, write down the following before deciding which one deserves an offer:
- Property category, asking price and the closest useful closed-sale comparables.
- Down payment, estimated closing/prepaid cash and cash remaining after closing.
- Lender payment estimate, parcel taxes, insurance quote, HOA dues and separately identified maintenance responsibilities.
- Repair priorities, permit questions and assessment exposure.
- Verified district/attendance information and the actual commute test.
- The unresolved item that could change your price ceiling or make you pass.
A hypothetical $1.3 million attached-home budget, for example, should not automatically exclude 94086 because its combined median was lower, or select 94089 because its single attached sale was near that budget. Search the actual properties, then compare their ownership costs and documents. If you are also considering another city, the Santa Clara versus Sunnyvale budget comparison provides a separate city-level decision framework.
Frequently asked questions
Which Sunnyvale ZIP had the lowest single-family median?
In the September 2026 Aculist snapshot, 94089 had the lowest at $1,268,888, based on only three sales. That small sample does not establish the lowest price for a comparable home or predict what is available today.
Is 94087 always more expensive than 94086?
No blanket rule follows from this report. The September single-family median was higher in 94087, but individual homes can cross those price points. Match the property type, size, condition and other relevant characteristics before comparing prices.
Can I choose a school using a ZIP code?
Use the exact address and official district resources. ZIP codes do not provide a reliable substitute for attendance boundaries, enrollment rules or available space.
Are these current listings or October market statistics?
No. The table reports September 2026 closed-sale data from reports produced October 14. Active listings, current financing and address-specific costs need a separate check when you are ready to buy.
