For Sunnyvale, decide whether your priority is a detached home or access to a particular daily route. September 2026’s detached median was $2.82 million versus $1.25 million for condos/townhomes combined. Downtown’s Cityline amenities and the Caltrain station make a different location choice from a house near Las Palmas or Ortega Park.
Sunnyvale prices: September 2026 closed sales
| Property category | Median sale price | Closed sales | Median days on market |
|---|---|---|---|

| Condos + townhomes combined | $1,250,000 | 25 | 12 |
Source: Aculist / MLSListings city report, September 2026, generated and retrieved October 12, 2026. Single-family months of inventory: 0.9; combined condo/townhouse: 2.3. These are closed-sale medians, not asking prices or a value estimate for a particular home. Attached housing is one combined category; the report does not supply separate condo and townhome medians here. Changes in the mix of homes sold can move the median.
Shopping, entertainment and parks with names
Cityline in downtown Sunnyvale brings Whole Foods, Target and AMC cinema into the downtown comparison, alongside Historic Murphy Avenue’s dining corridor. Sunnyvale Caltrain station at 121 W. Evelyn Avenue is a practical transit reference; the last-mile route still matters.
For recreation away from the downtown blocks, Las Palmas Park at 850 Russet Drive and 18-acre Ortega Park at 636 Harrow Way are named destinations to test from a candidate home. Planned future projects are not counted here as completed amenities.
Compare three practical search settings
| Search setting | What to examine | Tradeoff to price |
|---|---|---|
| Downtown / Cityline routes | Access to groceries, cinema, Murphy Avenue and Caltrain | HOA, parking, shared walls and street activity for attached options |
| Near Las Palmas Park | Actual park route and the home’s usable outdoor space | House condition and maintenance versus location benefit |
| Near Ortega Park | Park access and exact school/work route | Address-specific school boundaries and commute patterns |
These are search orientations, not formal MLS neighborhood boundaries. This guide does not invent neighborhood medians from citywide data.
Named schools and dated rating references
| School to investigate | GreatSchools rating observed Sept. 29, 2026 |
|---|---|
| Fremont High School, Sunnyvale | 9/10 |
| Homestead High School | 10/10 |
These are third-party summary ratings, not a ranking of neighborhoods or a complete measure of a child’s experience. Schools listed are local reference points, not a promised feeder chain for every home. Use the district’s enrollment and address tools for the exact property and school year; enrollment, transfers and capacity are not guaranteed. Ask about the specific program, support services and daily route your household needs.
What the attached-versus-detached gap costs
The difference between September’s category medians was $1.57 million. At 20% down, that is $314,000 more down payment for the detached benchmark. With a hypothetical 6.5% 30-year fixed rate (not a current quote), a 1.2% tax allowance and $200 monthly insurance, modeled detached housing is $17,279 monthly. The attached benchmark with an assumed $600 HOA is $8,371. Actual HOA, insurance and maintenance may materially change that comparison.
Buying in a market with different speeds
Detached homes had a median seven days on market in September versus 12 for attached homes. That supports being ready with financing and document review, but does not mean every house sells in seven days or every condo is negotiable. Condition, pricing and location still determine the relevant competition.
A practical weekend shortlist
- Start at the specific commute destination and map candidate homes back to it.
- Tour one attached and one detached option you can actually afford.
- Make a grocery trip and walk the closest useful park route from each.
- Compare monthly costs, cash remaining, stairs, parking and immediate repair work on one sheet.
Frequently asked questions
Does every Sunnyvale home attend the same high school?
No. Use the FUHSD address tool and relevant elementary/middle district for the specific property. The listed ratings are local references, not an assignment guarantee.
Are townhomes always cheaper to own?
They may cost less to buy, but HOA dues, assessments, insurance and maintenance allocation affect total ownership cost. Compare the actual project budget and coverage.
