Find Bay Homes Nine Bay Area Cities Compared: Prices, Schools & Daily Life; illustrative cover

Updated September 29, 2026. By Vikas Shah, CA DRE #02235333 | 408-650-3463

Choose a Bay Area city by the home you can afford and the daily routine it supports, not a universal “best city” ranking. This comparison uses the same August 2026 reporting month across nine cities and separates detached homes from condos/townhomes combined.

The price comparison

City Detached median / sales Condo + townhome median / sales
Palo Alto $4,005,000 / 32 $1,685,000 / 9
San Jose $1,575,000 / 331 $700,000 / 137
Sunnyvale $2,555,000 / 41 $1,175,000 / 32
Milpitas $1,775,000 / 10 $1,127,000 / 16
Santa Clara $1,825,000 / 39 $1,000,000 / 25
Mountain View $2,550,000 / 12 $985,000 / 21
Cupertino $3,319,500 / 20 $1,197,500 / 7
Fremont $1,560,000 / 75 $736,500 / 31
Los Altos $4,912,300 / 21 $1,600,000 / 3

Aculist / MLSListings city reports, August 2026, retrieved September 29. These nine cities are a selected comparison, not the entire Bay Area. Medians reflect different sizes and conditions; Los Altos’s attached figure has only three sales. The historical 2025 URL is preserved, while the analysis below is explicitly dated 2026.

What you would actually use in each city

City Named destinations to map Practical distinction
San Jose Almaden parks, Evergreen Village Square, Lincoln Avenue Largest choice of areas in this comparison; choose the daily route first
Fremont Central Park and Lake Elizabeth Compare East Bay work routes before assuming a cross-bay commute works
Milpitas Great Mall and Milpitas Transit Center Shopping and regional-transit destinations; check the last mile
Santa Clara Central Park and local employment corridors Compare exact school district and utility/service details by address
Mountain View Shoreline recreation and downtown Castro Street Choose between recreation access and the downtown routine
Sunnyvale Cityline, Murphy Avenue, Caltrain, Las Palmas and Ortega parks Downtown attached options and park-oriented house searches differ
Cupertino Memorial Park and De Anza-area destinations School boundaries and property type need an address-specific comparison
Palo Alto California Avenue, Town & Country, Stanford Shopping Center High detached price benchmark; attached options change the budget
Los Altos Downtown village and local parks Small attached sample; compare individual properties rather than extrapolating

Destination references: Fremont Central Park, Mountain View recreation, Sunnyvale Cityline, and the linked city guides provide additional local detail. An amenity elsewhere in the city is not automatically convenient to the house you buy.

School research: compare the property, grade and program

As observed September 29, GreatSchools rated Palo Alto High and Gunn 10/10; Fremont High in Sunnyvale 9/10 and Homestead 10/10. San Jose examples include Leland and Evergreen Valley High at 10/10, and Willow Glen High at 8/10. These are named examples, not citywide ratings or promised assignments.

Use the district’s address tool for the actual home, then ask about the grade, program and support services you need. City limits and school attendance boundaries are not identical. Enrollment is not guaranteed, and a summary rating is only one input.

Make the tradeoff measurable

Criterion Example weight What to record
All-in housing affordability 35% Payment, cash remaining and repair reserve
Daily work/care route 30% Observed door-to-door trip at the relevant time
Layout and usable space 20% Rooms, stairs, parking and outdoor needs
Amenities and program fit 15% Destinations and services you actually use

These weights are an example, not a recommendation for every household. Score each shortlisted property from 1 to 5 on each criterion, multiply by your weights and retain the notes. Eliminate any property that fails a nonnegotiable requirement even if its average score looks good.

A budget difference worth noticing

The detached median difference between Santa Clara ($1.825 million) and Sunnyvale ($2.555 million) was $730,000. At 20% down, that implies $146,000 additional down payment. It does not mean an otherwise identical home costs exactly that much more across the city boundary; it illustrates why the household budget should narrow the search before a lifestyle ranking does.

A useful next step

Choose two cities and one property category that fit the budget. Tour comparable homes, run the daily route and make an actual grocery or park stop. Expand the search only when you can explain which tradeoff the third city solves. That produces a defensible shortlist without pretending one city is best for everyone.
