Contact Vikas Shah to turn a Mountain View buying or selling goal into a concrete next-step plan. Bring your budget, timing and the decision you need to make; the first useful outcome is a shortlist of options and the facts needed to choose among them.
If you are buying: bring a one-page brief
| Topic | What to bring | Decision it supports |
|---|---|---|
| Budget | Comfortable monthly payment, available down payment and reserve floor | Choose a price range that leaves usable cash |
| Location | Exact work destination and arrival time; transit preference | Compare an address, not a citywide commute average |
| Home | Bedrooms, stairs, parking, outdoor space and accessibility needs | Separate must-haves from negotiable features |
| Timing | Lease end, move date and financing milestones | Set a realistic search and escrow plan |
A budget question with useful numbers
For an illustrative $1.2 million purchase, 20% down is $240,000. If closing costs and prepaid items are budgeted at $24,000 and your reserve floor is $50,000, the starting cash target is $314,000. Actual costs depend on your loan and transaction; this is a planning example. A $300,000 cash balance would be $14,000 below that particular plan before moving or repair costs.
If you are selling: start with net proceeds and constraints
Bring the property address, approximate mortgage payoff, HOA information if applicable, known repairs, desired possession date and any replacement-home deadline. A useful discussion separates expected sale price from what you keep after credits, payoff, preparation, negotiated compensation, transfer taxes and escrow/title charges.
For illustration only: a $1.5 million sale less a $700,000 payoff, $60,000 total selling/preparation costs and $15,000 buyer credit leaves $725,000 before other adjustments and taxes. The cost allowance is not a fee quote. Escrow’s written estimate and your tax adviser’s analysis should replace these assumptions.
Choose the consultation around your actual decision
- Buy now or rent longer: compare monthly ownership cost, cash remaining and likely length of stay.
- Condo or house: compare HOA-covered expenses with owner-paid maintenance, layout and insurance.
- Prepare or sell as-is: compare written bids, likely delay and buyer objections.
- Sell before buying: map financing, temporary housing and possession timing.
Useful next-step deliverables to discuss
Ask for a written search brief or pricing scope, a list of missing information, the responsible person for each item and a date to revisit the decision. Before representation begins, review services, agreement term, compensation, cancellation provisions and any exclusivity in writing. This page is a contact and preparation guide, not a claim about past client results.
