Prequalification versus preapproval: ask what was reviewed
The Consumer Financial Protection Bureau explains that lenders use these terms differently and neither letter is a guaranteed loan offer. Ask whether the lender verified income and assets, reviewed credit and obtained an underwriter’s assessment. The label alone does not describe the depth of review.
Read the letter’s amount, expiration and conditions. Ask what must happen when a property is selected and whether the interest-rate assumption is locked or simply illustrative. A preapproval letter is not automatically a rate lock.
Prepare a secure document file
Ask your lender for its exact checklist and submit documents through its approved secure channel. Common requests can include identification, recent income records, tax documents, asset statements and information about recurring debts. Requirements depend on employment, income source, loan program and other circumstances.
- For salary income, ask which pay and employment records are needed.
- For self-employment, ask how the lender evaluates income and which business records it requires.
- For bonuses, commissions or equity compensation, ask which amounts may qualify and what history is required.
- For gift funds or a planned asset sale, ask how the source and transfer must be documented.
- For a move or job change, ask how timing affects qualification.
Do not assume every dollar of compensation or every account balance can be used in the way you expect. Resolve the question with the lender before setting an offer ceiling.
Set your comfortable payment before the maximum price
Create a household budget that includes principal and interest, taxes, insurance, HOA dues where applicable, maintenance and a cash reserve. Keep room for the other costs you expect to carry after moving. A lender’s qualifying amount and your preferred monthly spending can differ.

Compare lenders on the same scenario
The CFPB’s mortgage-shopping guidance encourages comparing offers from multiple lenders. Use the same purchase price, down payment, loan term and rate-lock assumptions so the comparison is meaningful. Ask about points, lender credits, fees and the cost of extending a lock.
Also ask about execution: who handles your file, what remains for underwriting and how the lender evaluates the closing schedule you are considering. Do not promise a short closing simply because a letter has been issued.
Why Bay Area property details still matter
Loan amount, property type, condition, appraisal and insurance can affect the transaction. A condominium may require project review in addition to approval of your finances. An investment property can be evaluated differently from a primary residence. Ask the lender to review the actual intended use and ownership structure.
FHFA publishes conforming loan limits by county and property-unit count. Check the applicable current limit with the lender; a purchase price is not the same as the loan amount. A loan above the applicable limit may require a different program.
Keep approval current while you shop
Ask when documents and the letter need updating. Tell the lender before changing jobs, taking on debt or moving significant funds. Keep a record of requested conditions and respond through the agreed secure process. At offer time, confirm that the contemplated price, property and timeline still fit the lender’s review.
