The most expensive San Jose buying mistake is committing before the property fits both your monthly budget and your cash reserve. Use the examples below to catch payment, appraisal and condition risks while you can still change the offer.
San Jose prices: August 2026 closed sales
| Property category | Median sale price | Closed sales | Median days on market |
|---|---|---|---|
| Single-family homes | $1,575,000 | 331 | 14 |
| Condos + townhomes combined | $700,000 | 137 | 26 |
Source: Aculist / MLSListings city report, August 2026, retrieved September 29, 2026. These are closed-sale medians, not asking prices or a value estimate for a particular home. Attached housing is one combined category; the report does not supply separate condo and townhome medians here. Changes in the mix of homes sold can move the median.
Mistake 1: treating the median as an offer price
The median describes the midpoint of closed sales in a category. It does not adjust for bedrooms, size, condition or exact location. Build a comparable-sale set for the home you are considering, and explain why each sale belongs in it. Almaden Valley, Evergreen and Willow Glen have different detached and attached sale mixes; a citywide number cannot price each of them.
Mistake 2: comparing asking price instead of ownership cost
Illustration: a $1 million condo with 20% down, 6.5% 30-year financing, 1.2% annual tax allowance, $200 monthly insurance and $600 HOA costs about $6,857 monthly before utilities and maintenance. A $1.05 million house with the same financing assumptions and no HOA is about $6,559. The lower-priced condo is roughly $297 more per month in this model. Coverage and maintenance responsibilities differ; this is not an actual listing comparison.
Mistake 3: spending the repair reserve to win the offer
Suppose you have $350,000 cash. A $1.3 million purchase with 20% down and a $26,000 closing/prepaid allowance leaves $64,000. A $40,000 appraisal gap reduces that to $24,000 before moving and repairs. If your minimum reserve is $50,000, the stronger offer has crossed your own limit. Decide this before bidding.
Mistake 4: accepting labels instead of evidence
- “Two-car garage” may still require checking dimensions and tandem versus side-by-side layout.
- “Remodeled” should be separated into finishes, major systems and permitted work.
- “Near school” is not a confirmed attendance assignment.
- “Low HOA” does not establish strong reserves or absence of planned assessments.
Mistake 5: ignoring the local daily route
Test the actual work trip from the home. An Evergreen Village Square errand pattern, a Lincoln Avenue shopping routine and an Almaden trail-focused routine are different choices, even though all are San Jose addresses.
Mistake 6: removing protection without understanding the risk
Read inspection and disclosure findings, obtain relevant specialist input, confirm insurance and review lender conditions before deciding how to structure contingencies. A preapproval is not the same as final loan clearance. Keep the contract’s actual deadlines in a shared checklist; do not substitute a generic online timeline.
The pre-offer decision sheet
| Write down | Stopping rule |
|---|---|
| All-in monthly cost | Above your chosen comfort ceiling |
| Cash after closing and immediate work | Below your reserve floor |
| Unresolved material condition or title issue | No adequate information to price the risk |
| Daily route or layout requirement | A must-have fails in the actual home |
