San Jose income needs depend on purchase price, down payment and other debt. Under the stated illustration below, a $700,000 purchase needs about $172,786 gross annual household income to keep modeled housing cost at 35% of gross income; this is a planning ratio, not a lender approval.

Compare three explicit purchase budgets

Assumptions: 20% down; 30-year fixed mortgage at an illustrative 6.5%; annual property tax budget of 1.2% of price; $200/month insurance; HOA only where shown. No mortgage insurance is assumed. Actual rates, taxes, insurance and loan terms can differ. Utilities, maintenance and childcare are outside the housing totals.

Scenario Price 20% down Monthly P&I Monthly housing total Annual gross at 35%
Attached example $700,000 $140,000 $3,540 $5,040 $172,786
Higher attached / lower house example $1,000,000 $200,000 $5,057 $6,257 $214,510
Near detached median $1,575,000 $315,000 $7,964 $9,739 $333,911

Attached-home scenarios assume $600 monthly HOA dues; detached scenarios assume no HOA. The ratio is chosen to make comparisons consistent, not presented as a universal underwriting standard.

Condos + townhomes combined $700,000 137 26

Source: Aculist / MLSListings city report, August 2026, retrieved September 29, 2026. These are closed-sale medians, not asking prices or a value estimate for a particular home. Attached housing is one combined category; the report does not supply separate condo and townhome medians here. Changes in the mix of homes sold can move the median.

How debt changes the income calculation

For a $700,000 purchase, modeled housing is $5,040 per month. If other monthly debt payments total $1,000, a hypothetical 43% total-debt ratio implies $168,546 annual gross income. A lender may apply different limits, reserves and income treatment, especially for jumbo loans, self-employment, bonuses or stock compensation. Neither ratio tells you what feels comfortable after taxes.

Cash to close is a separate test

At $700,000, 20% down is $140,000. Add a purely illustrative 2% price allowance for closing costs/prepaids ($14,000) and a chosen $50,000 reserve floor: total cash allocated becomes $204,000. Obtain the lender’s Loan Estimate and transaction-specific figures; 2% is a budgeting assumption, not a fee quote.

Rate sensitivity and breathing room

Same first-scenario loan Monthly principal + interest
5.5% assumed rate $3,180
6.5% assumed rate $3,540
7.5% assumed rate $3,916

A higher rate changes payment immediately; a hoped-for refinance may never arrive on acceptable terms. Keep a separate maintenance and emergency reserve rather than spending to the maximum ratio.

What this means for your San Jose search

The city’s $700,000 combined attached median and $1.575 million detached median describe very different budgets. Almaden Valley, Evergreen and Willow Glen have their own price mixes; use a neighborhood and property-type shortlist after establishing the payment ceiling. The $1 million no-HOA scenario is a calculation, not a claim that a suitable detached home is available everywhere.

Frequently asked questions

Can two incomes be combined?

Potentially, if the lender documents qualifying income for the borrowers. The table uses combined gross household income for illustration, not a promise that every income source qualifies.

Does a bigger down payment solve the problem?

It lowers the loan, but it also reduces liquid cash. Compare both payment and remaining reserves before choosing the amount.

Method and source

Payments use the standard fully amortizing mortgage formula. CFPB home-buying resources explain comparing financing and closing costs. Market medians above come from Aculist; they are not the exact prices assumed in the budget table.
